The real estate market in Boston is in a funny place right now. Prices have come down on certain properties but not on others. The Back Bay and Beacon Hill areas have always been the most valuable and desirable. Properties there are still selling and there are many buyers out there that want to live in these areas. Some properties are selling right away if for close to the asking price if they are priced correctly while others sit on the market for months. Pricing is the key and what people paid 6 months ago, even 3 months ago are worth less. It has been hard to get buyers to make offers or if they do they are very low.

The much anticipated opening of the Mandarin Oriental Hotel and luxury Residences is coming soon. Set to open late Summer/early Fall, The M-O is going to blow people away with it’s unique decor, over the top service and amenities. There will be several restaurants including L’Espalier which will have an observation kitchen to allow diners, and the public to see this high end operation in action. The decor alone will make the long wait for the building to open, worthwhile. Really unlike anything this area has ever seen.

I wanted to write about Full Service Luxury Buildings in Boston. First and foremost Trinity Place which is a very high end building located on the Copley area of Back Bay. Built in 2000, Trinity has concierge, valet parking and the reknowned Sorellina Restaurant, which has a private entrance for residents into the gorgeous diningroom and offers room service. The staff at Triniy Place distinguishes itself on first class personal service. The staff is always friendly and treats  guests as if they live in the bulding. Condominiums rarely become available, and typically sell quickly. I currently have listings at Trinity Place that  range from @$799,000 to @$2.3M.

1 Charles is another high end building, a bit larger than Trinity with 231 units vs. Trinity’s apporximately 90 unit. 1 Charles is located near the Boston Common and Boston’s Theater Distric. Concierge service and parking within the building are benefits and a very nice fitness room and large library function room with Caaterers kitchen. The building was built by Milenium Partners in 2004 and consistts of 2 Towers – North and South, and has a contempoerary feel with large glass windows (some looking out onto the Common). I currently have listings that range in price from @$1,095,000 to over $1,665,000.

One of the nicest buildings in Boston is the Cartlon House. Built, in the early 1980’s, the building’s location across from the entrance to the Public Garden and adjacent to the Taj Hotel (formely Ritz Carlton). Residents enjoy room service from the hotel and have valet parking and a concierge/onsite-manager. no otherbuilding exists in Boston like the Carlton House with views of the Public Garden which are the best in the City. I have listings in the building that range in price from $3.15 Million to $5million.
